A Comparative Market Analysis, or CMA, is a detailed evaluation of your home’s current market position based on recent sales, active listings, pending properties, neighborhood trends, condition, location, upgrades, lot characteristics, and other factors that influence value.

Unlike an automated online estimate, a CMA looks at the nuances that make one property different from another. Two homes in the same neighborhood can have very different values depending on updates, floor plan, lot, condition, age, features, and how they compare with the competition currently on the market.

A professionally prepared CMA helps answer an important question: What is my home likely worth in today’s market?

It can also help you understand how your home compares to nearby properties, what buyers are currently responding to, how long similar homes are taking to sell, and what pricing range is most likely to attract serious interest.

For homeowners considering a sale, a CMA is the foundation of a strong pricing strategy. There are also many incentives and assistance opportunities available to first-time buyers, and understanding which ones may apply to you can make a meaningful difference. Depending on eligibility, these can include down-payment and closing-cost assistance programs, lender incentives, builder incentives, grants, and other homebuyer programs. I help you navigate those opportunities alongside your lender, ask the right questions, and understand how different incentives may fit into your overall purchase strategy.

As we tour homes, I help you learn how to evaluate them—not just whether you like them. We look at condition, potential maintenance and repair costs, location, comparable sales, marketability, and how improvements or deficiencies may affect both current and future value. I also explain what a listing price actually means in the current market so you can better recognize value and avoid simply assuming the asking price is the right price.

When it is time to make an offer, I walk you through the contract and the financial implications of the decisions you are making, including price, due diligence, earnest money, inspections, financing, appraisal, closing costs, potential seller concessions, and important deadlines. Preparation is equally important. Before your home goes live, I help determine what should be updated, repaired, staged, simplified, or left alone. Recommendations are made with your budget, timeline, price point, and potential return in mind. Sometimes a few strategic changes can dramatically improve presentation; other times, spending more simply does not make financial sense.

From there, I develop marketing around the individual property. Professional presentation, photography, compelling listing copy, digital exposure, targeted marketing, open houses when appropriate, and thoughtful promotion all work together to tell the story of the home and reach the buyers most likely to appreciate its value.

Once offers arrive, the highest number is not automatically the best offer.
